*SALT is NOT to be used on decks, porches, or sidewalks for ice melting due to possible damage. Non-corrosive products only are to be used. It is the responsibility of the owner to shovel snow from decks, porches, and sidewalks. The parking lots will be plowed by the landscaping company.

*The Sugar Creek Homeowners Association Annual Meeting has been scheduled for Wednesday, January 9, 2019, at 6:30 pm at the North Courthouse Road Public Library in the large meeting room. All owners are encouraged to attend.
*REPAIRS are to be requested through the Property Management Office. Please do not request repairs through the "contact us" page. Please visit the "Property Management Company" page for the correct phone number and email for your inquiry.
*LEAVES are to be swept or blown off decks as often as possible to avoid wood rot. This is the responsibility of the homeowner/resident.

*Gutters are scheduled to be cleaned July 5th, weather permitting. It is owner responsibility to clean gutters, between cycles, if necessary. The Association contracts gutter cleaning twice per year. Gutter repair, replacement, and installation is the responsibility of the owner.

*LUCKS LANE traffic information meeting will be held Thursday, March 29, at 6:30 pm at the North Courthouse Road Public Library. All Owners are welcome to attend. This meeting was arranged through Lewis Levi, President of Grand Manor.
*GUTTER CLEANING was completed January 22nd, 2018. The Association contracts to clean the gutters three times per year. Cleaning between cycles, if necessary, is the responsibility of the Owner. Installation, repair, and replacement of gutters is the responsibility of the Owner.
*CURBING at the entrance of Old Lyme Lane is scheduled to be repaired by A-1 Concrete. The work is to be completed by March, weather permitting.
*PAVING for Trumbull Court, Darien Circle, and Old Lyme Lane is schedule for Spring 2018, after the curb repairs are made on Old Lyme, by Finley Asphalt & Sealing. Once the weather becomes warmer Finley will schedule the job. Owners will receive notice two weeks prior to the scheduled date.

*BOARD APPROVED FRONT DOORS - The Board has approved 3 types of front doors for replacement of existing doors. Please see the last page of this website for details. Please note all replacements and modifications must be submitted to the Architectural Committee for approval.
*LEAF CLEANUP - As fall is here and leaves are consistently coming down, please be sure to sweep or blow the leaves from your front and back decks. Due to liability, the landscapers do not blow debris from decks containing any type of patio furniture or decor.
*IRRIGATION - Most of the irrigation in the community has been repaired. Please pay attention to the irrigation around your unit and report any issues to Community Partners for immediate repair.
*REPAIR REQUESTS - All requests for Association repairs are to go through Community Partners of Virginia so the proper work order can be submitted. Please see the Community Partners page of this website for the directory.
*ARCHITECTURAL MODIFICATIONS - All modifications to your unit (windows, doors, storm doors, decks, landscaping, etc.) must be submitted to the Architectural Committee for approval. Please forward your request to Jim Weathersbee at Community Partners.

*PARKING - Pursuant to the governing documents of Sugar Creek Townhouse Association, no recreational vehicles, motor homes, boats, trailers, commercial vehicles, etc. will be allowed to remain in the parking lots at any time. Parking lots are for regular passenger vehicles only. Thank you for helping to maintain a beautiful harmonious community!
*PAVING - The parking lots of Groton Court, including back alley, and Old Lynne Court are scheduled to be milled and re-paved between September 25th and September 28th, 2017. Finley Asphalt and Sealing will put out a notice 2 weeks prior with the necessary instructions and timeline. Trumbull Ct, Darien Cir, and Old Lyme Lane are scheduled for 2018.

*Irrigation is scheduled to be repaired the week of July 2nd for some of the zones throughout the community that are not working. Thank you for your patience regarding this matter. Certain parts were on back order causing a delay in scheduling the repairs. In the future, if you suspect a problem with the irrigation for your lot or court, please contact Jim Weathersbee at Community Partners as quickly as possible.
*Entrance Sign - a new insert for the Sugar Creek entrance sign, in front of Grand Manor, has been ordered and is scheduled to be installed July 7th or the week of July 10th by Sign Crafters.
*Parking lots- The Board is in the process of obtaining bids to repave the parking lots on Groton Ct and Old Lynne Ct. The Board will review the bids at the next Board meeting. Old Lyme Ln, Trumbull Ct., and Darien Circle will be addressed in 2018.
*Railings are being installed on Darien Circle and Old Lynne Court, along steps in the common area, by Witte Home Solutions. Railings along steps in the front of the individual units are the responsibility of the homeowner and an Architectural Modification Form must be submitted for approval.
*Board Meeting-The next quarterly Board meeting has been scheduled for Wednesday, July 19th, at 6:30 pm at the North Courthouse Road Public Library. All owners are welcome.

*Spring clean-up! Please help in maintaining harmony within our community by disposing of unwanted items on and around your decks/units. Areas on top, under, or around the decks are not to be used for storage of any kind. Yard tools, toys, bikes, empty flower pots, potting soil, etc, are to be stored out of site or removed from the property. Leaves and debris are to be removed from the decks at all times to avoid wood rot. All remaining firewood is to be removed from the property.
*Elizabeth River Landscaping has begun the maintenance of the grounds. A scheduled day of service has yet to be determined. Please do not allow your dogs to urinate on the front lawn as this kills the grass. Dogs are to be taken to the common areas or in your own back yard. All pet waste is to be picked up immediately and disposed of properly in all areas of the community.
*True Green has applied the first treatment of fertilizer and weed control. There are NO pesticides applied at any time so it is safe for pets and children. Another application is scheduled within the next few weeks.
*Mulch is scheduled to be put down within the next few weeks. Elizabeth River has assured us that any flowers that have been planted will be handled carefully and mulching will be done by hand in those areas.

* Power Washing of the units has been scheduled, weather permitting, for March 30/31. Please be sure to have all windows and doors closed. Remove all potted plants, furniture, and other items you do not want disturbed or wet.
* Car repairs are not permitted in the parking lots other than the repair of a flat tire.
* Parking on the lawn is never permitted for any reason. All necessary repairs to the irrigation system or landscaping will be at the expense of the Owner.
* Pet waste must be picked up immediately and disposed of properly.
* Firewood must be removed by the end of March. Stored firewood is not permitted on the property beginning April 1st.
Firewood is never to be stored on the deck or next to the units at any time.

*A Special Board meeting was held Wednesday, February 22nd, 6:30 pm at 12322 Darien Circle for the purpose of electing officers.
Congratulations to Shirley Giustino on her re-election as President, Jane Hodkin on her election as Vice President, Pam Wiggins on her re-election as Treasurer, and Dawn Costley on her election as Secretary.
*REMINDER- all vehicles parked at Sugar Creek must be in working order with a valid updated registration sticker or may be subject to towing at the owner's expense. Major mechanical repairs are not to be made in the parking lot.
*REMINDER-the front and rear of the units are to remain neat and clean and free of garbage or unwanted items of any kind.
*POWER WASHING bids will be collected from contractors within the next 2 months for power washing of the units in the Spring.

*Gutters were cleaned by Witte Home Solutions this past week and the Board will be getting bids for the units to be power washed in the Spring.

*The Annual Membership meeting this past Wednesday, January 17th, was very productive! The Board was happy to see a larger turn out than usual with a few new faces. Thank you to all those who attended! Beth Christiano made her famous pound cakes and Don and Kathy Carter along with Shirley Giustino provided beverages.
We were very pleased to meet our new property manager, Jim Weathersbee, from Community Partners of Virginia. Jim brings knowledge, experience, and professionalism to the management of our community and we are lucky to have him.
Regarding Board Members, we are pleased to announce Jane Hodkin has been re-elected to the Board along with Dawn Costley. Dawn was a former member and we are happy to have her back on board.
*Gutter cleaning will be scheduled shortly, please check the mailboxes for notices as to the dates.
*The units are scheduled to be power washed in the Spring.
*We are looking into irrigation repair at the front entrance so the area can be enhanced, along with shrub replacement for the units whose shrubs were removed over the last several years and never replaced.

The Board looks forward to the expertise and assistance from Community Partners, and Mr. Weathersbee, in achieving our goal to improve the quality of maintenance and service to our community. We continue to strive to make Sugar Creek a unique, beautiful, safe, and desired place to live. Please plan on attending the Annual Meeting, Wednesday, January 18th at 6:30pm at the North Courthouse Road Public Library to meet Mr. Weathersbee and discuss our goals for 2017.
Snow Plowing will be provided by Elizabeth River Landscaping and will begin once the snowfall has stopped. Please be sure to shovel your front porches with plastic shovels only and do not use salt on any surface. Shoveling of the sidewalks is owner responsibility.
Grounds cleanup will begin once the snow has melted. We are on the schedule for next week, weather permitting.
Gutter cleaning will be scheduled shortly, please check back for estimated date.

FIRE WOOD is not to be stored on or near the decks or siding of the units. Please store all wood away from the unit and limit to one cord of wood.
SALT is not to be used on any surfaces as an ice melt. Salt will cause damage to the sidewalks, front porches, and decks. Repair from damage caused by salt will be at the expense of the owner.
PLASTIC SNOW SHOVELS only are to be used on the composite decking of the front porches. Metal shovels will damage the decking and repair will be at the expense of the Owner.

EXTERIOR HOSE BIBS are the responsibility of the Owner. Please be sure to winterize and protect your hose bibs from freezing.
ELIZABETH RIVER LAWN & MAINTENANCE will be responsible for snow removal from the parking lots should it become necessary. Snow removal from sidewalks, porches, decks, and parking spaces are the responsibility of the Owner.
PET WASTE is still an issue in some areas. Please pick up after your pets and dispose of pet waste properly.

*Elizabeth River Lawn and Maintenance, Inc. has been contracted by the Board of Directors to maintain the grounds, irrigation, and provide snow removal for 2017.
*Witte Home Solutions will be power washing the community sidewalks and walkways within the next few weeks. This should provide safety in areas covered with mildew as well as provide a neat clean appearance throughout our community.

*James River Grounds Management aerated and seeded the community this week, please water your backyards.
*Pet Cleanup - Please be sure to clean up after your pet. Pet waste must be picked up and disposed of immediately in the appropriate manner. Bags of pet waste are not to be kept next to the steps in the front of the units. Please throw the bags away immediately.

*The Board of Directors currently has a vacancy. Our Vice President, Janice McKinley, resigned her position due to the sale of her home. She will be missed! If you or anyone you know is interested in joining the Board, please contact us through the website. We would love to add another volunteer to our dedicated group!
*Irrigation does not appear to be working in all areas, particularly on Darien Circle. Carter Irrigation has been notified and should be out shortly to fix the issues. If you suspect the irrigation at your unit is not working properly, please contact ACS, West immediately.
*James River Grounds Management has been asked to give Sugar Creek a quote for the application of top soil or compost for the areas where trees were removed and stumps ground prior to aerating and seeding this fall. If you are interested in filling areas of your rear or side yard, please call ACS West for the contact information. Of course you are free to contact the company of your choice. The Association is only responsible for preparing the front lawns and common areas for seed.

*Irrigation - please water the back and side yards during extreme hot or dry periods and advise the management company of any areas where the irrigation system is not working. Carter Irrigation has been out to check and repair zones that were reported as not working properly.
*Mosquitos - with mosquito season in full swing, with the potential of related viruses, please be diligent in emptying birdbaths, flower pots, and all other areas that water could collect.
*The Board discussed various maintenance projects at the July meeting. Please check back for upcoming projects. The Board's goal is to maintain the beauty, safety, and desirability of the community while keeping costs down.

*Irrigation should be back in working order in all areas. Sprinklers are set to turn on in the early mornings on Monday, Wednesday, and Friday. Please contact the management company if you see or suspect a problem. Please remember to water the back yard of the unit during hot dry periods.
*J & W Tree Service will be removing the two dead trees on Groton Court August 3rd, weather permitting. They will also be removing the fallen branches, low lying branches, and loose roots on Old Lyme.
*The Board will be getting estimates to fill the areas, where trees were removed, with topsoil so in the fall these areas can be seeded.
Unfortunately now is not the time for applying seed so thank you for your patience.

*James River Grounds Management has been contracted to maintain our grounds for the remainder of the year. Our scheduled days for service are Wednesdays, weather permitting.
*Irrigation has been turned back on except for an area on Old Lyme in need of repair. The timers are scheduled for early mornings, Monday, Wednesday, and Friday. Please contact the property management company if there are any irrigation issues.
*A.C. Contracting has completed the scheduled concrete replacement within the community with the exception of the curb on Old Lyme, this will have to be done at a later time due to unforeseen circumstances.

*Irrigation has been turned off due to the excessive rains and concrete replacement. Carter Irrigation is scheduled to come back Monday, June 20th, to turn it back on. Thank you for your patience.
*Quality Landscape Solutions will no longer be maintaining our grounds. The Board is in the process of meeting with and getting bids from another landscaping company to take over maintenance for the remainder of the year.
*Classic Construction has completed wrapping the gable vents on Groton Court and they are looking good!
*Witte Home Solutions has begun cleaning the gutters and making general miscellaneous repairs throughout the community. The maintenance committee will be inspecting the community periodically for items in need of repair but would also appreciate your advising the Property Management Company of any issues of concern. Please do not contact the contractors directly.
*A.C. Contracting has begun the concrete replacement in several areas of the community. The rain has dramatically impacted the start date of this project, so thank you for your patience.
*Mosquito season has begun! With all the rain, please be vigilant in cleaning out flower pots, toys, bird baths, garbage can lids, etc, weekly, so there is no standing water. Mosquitos can breed in only a bottle cap full of water. Let's all enjoy the outdoors!
*J & W Tree Service has finished grinding the stumps in the areas where trees were removed. These areas, depending on location, will either be mulched or seeded in the fall. You may see Winston Jones of J & W out periodically checking on trees within our community. Trees will not be removed unless they are dead, pose a safety risk, or are causing damage to sidewalks or water lines. Tree lovers fear not, the Sugar Creek Townhouse Association Board of Directors loves our trees too!

*Maintenance projects throughout the community have begun. Please check back for more information and check the Service Providers page to see which contractors are expected to be working in Sugar Creek.
We have been advised that the boys seen in the community looking into cars, while on a hover board, are twin boys that live in Cottage Mill. The police went to the boy's house so they know who they are. The police want to be notified if they are seen in the community again.
*J & W Tree Service has removed the 6 trees in the neighborhood necessary for the concrete repair. The stumps and roots will be ground once the water lines are marked by the county. Notices will go out to the residents impacted so cars can be moved. Once all the tree work has been done the concrete company will be notified so the concrete repair can be scheduled.
* Quality Landscape has applied fertilizer/weed control April 25 & 26. Please plan on watering your back yard. One inch total per week is all that is necessary for a healthy lawn. Luckily all the rain has done our work for us! You will see Quality out cleaning up the natural areas in front of and behind the units. It will take time to get through the entire community so, rest assured, they will make it to your Court. If there are any concerns regarding the landscaping service, please contact the management company.
* The final repairs have been made to the front porches. Members of the Board have inspected and notified the management company of a few items remaining to be done. If you see something, on your porch, that needs to be addressed please contact the management company. Please review the FRONT PORCH CARE page to insure proper maintenance.
*BEES, BATS, & BIRDMEN have treated for bees in a couple of common areas on Darien Circle and Old Lyme Lane. Please contact the management company if the issue has not been resolved.
